SkipTheDorm Terms of Use

Please read these Terms carefully. They explain what SkipTheDorm does, what we do not do, and the responsibilities of renters, property providers, advertisers, and visitors who use the Site.

1. Acceptance of Terms

By accessing or using SkipTheDorm, including any page, listing, search feature, form, link, map, downloadable resource, or related service (collectively, the “Site”), you agree to these Terms of Use (“Terms”). If you do not agree, do not use the Site.

2. What SkipTheDorm Is

SkipTheDorm is strictly a marketing, discovery, and listing platform for off-campus and student-adjacent housing information.

We display property listings, housing-market pages, school/campus pages, maps, links, resources, and advertising from or about third-party property providers.

Unless expressly stated in writing, SkipTheDorm does not own, manage, operate, lease, sublease, inspect, maintain, or control any listed property.

SkipTheDorm is not a real-estate broker, leasing agent, property manager, landlord, tenant-screening company, credit-reporting agency, escrow service, payment processor, or party to any lease or transaction between users and property providers.

3. No University Affiliation

SkipTheDorm is an independent website and is not affiliated with, endorsed by, sponsored by, or controlled by any college, university, or educational institution unless a specific written partnership is expressly stated.

School names, campus names, mascots, and related references are used only to identify housing markets and geographic proximity. All trademarks belong to their respective owners.

4. Listings, Availability, Pricing & Accuracy

Listings may include information from property providers, public sources, third-party listing services, manual research, automated tools, user submissions, or advertising materials.

We work to make the Site useful, but listings may be inaccurate, incomplete, duplicated, outdated, unavailable, mislabeled, or subject to change without notice.

Pricing, specials, fees, deposits, utilities, pet policies, amenities, photos, floor plans, availability, distances, commute times, school proximity, and eligibility requirements must be independently verified with the property provider before you rely on them.

SkipTheDorm does not guarantee housing availability, listing accuracy, application approval, lease approval, roommate placement, suitability, safety, accessibility, or any rental outcome.

5. Your Responsibility to Verify Housing

You are responsible for your own housing decisions. Before applying, signing a lease, touring, sharing personal information, or paying money, you should independently verify:

• the property address, ownership, and leasing authority;
• the identity and legitimacy of the landlord, manager, or leasing agent;
• the current price, fees, deposits, utilities, availability, lease terms, and policies;
• the actual condition, safety, accessibility, and suitability of the property;
• whether the housing is private, university-affiliated, income-restricted, age-restricted, furnished, student-oriented, or subject to special rules.

6. Fraud & Scam Warning

Housing scams happen. SkipTheDorm does not verify every advertiser, property, photo, offer, link, or communication.

You agree to never send money, wire funds, pay by gift card, share sensitive personal information, or sign a lease unless you have independently verified the property and leasing authority.

SkipTheDorm is not responsible for fraudulent listings, scams, impersonation, inaccurate claims, misrepresentation, third-party conduct, or financial loss arising from your use of the Site or interactions with property providers.

7. Third-Party Sites, Forms & Communications

The Site may link to third-party websites, property websites, application portals, tour schedulers, phone numbers, email addresses, maps, social pages, or payment/application systems.

Third-party sites and communications are controlled by others, not SkipTheDorm. We are not responsible for their content, availability, accuracy, security, privacy practices, fees, policies, or conduct.

Any communication, application, tour, payment, screening, lease, dispute, or agreement with a property provider is solely between you and that third party.

8. Property Providers & Advertisers

If you submit, claim, advertise, or request changes to a listing, you represent that you have the authority to do so and that all information you provide is accurate, lawful, non-misleading, and kept current.

Property providers and advertisers are responsible for complying with all applicable laws, including housing, advertising, privacy, consumer-protection, licensing, fee-disclosure, accessibility, and fair-housing laws.

We may edit, reject, remove, relabel, reorder, pause, or decline any listing or advertising content at any time, including content we believe is inaccurate, unsafe, misleading, duplicative, low quality, unlawful, discriminatory, spammy, or inconsistent with the purpose of the Site.

9. Fair Housing & Equal Opportunity

SkipTheDorm supports full compliance with the Fair Housing Act and applicable state and local fair-housing laws.

We prohibit discriminatory content or conduct based on race, color, religion, sex, disability, familial status, national origin, or any protected class under applicable law.

Listings and communications may be created by third parties. SkipTheDorm does not control third-party behavior and is not liable for violations by property owners, managers, advertisers, agents, or users.

10. User Conduct

You agree not to:

• use the Site for unlawful, fraudulent, abusive, harassing, discriminatory, or misleading purposes;
• submit false inquiries, fake listing claims, spam, malware, or deceptive information;
• scrape, harvest, copy, resell, reproduce, or bulk-download listings or data without permission;
• interfere with, disrupt, probe, reverse engineer, or attempt to gain unauthorized access to the Site;
• use the Site to impersonate another person or misrepresent your authority, identity, affiliation, or property relationship.

11. User-Submitted Content

If you submit content, including messages, corrections, listing information, photos, links, reviews, forms, or similar material, you grant SkipTheDorm a non-exclusive, worldwide, royalty-free license to use, host, reproduce, modify, display, distribute, and create derivative works from that content for operating, improving, marketing, and protecting the Site.

You represent that you have the rights and permissions needed to submit the content and that it is accurate, lawful, non-infringing, non-discriminatory, and not misleading. We may remove or modify content at any time without notice.

12. Intellectual Property & Copyright Complaints

The SkipTheDorm name, branding, design, layout, text, graphics, and Site content are owned by SkipTheDorm or licensed to us, except for third-party property content, school references, and trademarks owned by their respective owners.

You may not copy, reproduce, distribute, sell, or create derivative works from the Site or its content without permission, except as allowed by law.

Copyright / DMCA Complaints: If you believe content on the Site infringes your copyright, email hello@skipthedorm.com with your contact information, a description of the copyrighted work, the URL or location of the alleged infringement, a statement that you have a good-faith belief the use is unauthorized, and a statement that the information you provide is accurate.

13. Privacy

Your use of the Site is also governed by our Privacy Policy. By using the Site, you consent to our collection and use of information as described there.

14. No Professional Advice

Content on the Site is for general informational and marketing purposes only. It is not legal, financial, safety, real-estate, leasing, tax, insurance, or professional advice. You should consult qualified professionals where appropriate.

15. Service Availability & Changes

We may modify, pause, remove, restrict, or discontinue any part of the Site at any time without notice. We do not guarantee that the Site will be available, secure, uninterrupted, error-free, or free of harmful components.

16. Disclaimer of Warranties

The Site is provided “as is” and “as available.” To the fullest extent permitted by law, SkipTheDorm disclaims all warranties, express or implied, including warranties of accuracy, availability, merchantability, fitness for a particular purpose, title, and non-infringement.

17. Limitation of Liability

To the fullest extent permitted by law, SkipTheDorm and its owners, operators, contractors, service providers, and affiliates will not be liable for indirect, incidental, consequential, special, exemplary, or punitive damages, or for lost profits, lost opportunities, loss of data, housing losses, financial losses, fraud, scams, misrepresentation, third-party conduct, application outcomes, lease disputes, property conditions, safety issues, or reliance on Site content.

To the fullest extent permitted by law, SkipTheDorm’s total liability for any claim arising from or related to the Site or these Terms will not exceed the greater of $100 or the amount you paid directly to SkipTheDorm, if any, in the three months before the claim arose.

18. Indemnification

You agree to defend, indemnify, and hold harmless SkipTheDorm and its owners, operators, contractors, service providers, and affiliates from any claims, losses, liabilities, damages, costs, and expenses, including reasonable attorneys’ fees, arising from your use of the Site, your content, your violation of these Terms, your violation of law, or your interactions with property providers, advertisers, users, or third parties.

19. Termination

We may suspend, restrict, or terminate access to the Site at any time, with or without notice, for violations of these Terms, suspected misuse, legal risk, security risk, or any reason we believe is appropriate.

20. Governing Law

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules.

21. Changes to These Terms

We may update these Terms from time to time. The Effective Date above shows when these Terms were last updated. Continued use of the Site after changes means you accept the updated Terms.
