1. Acceptance of Terms

By accessing or using SkipTheDorm (“Site”), you agree to these Terms. If you do not agree, do not use the Site.

2. Platform Role (Important)

SkipTheDorm is strictly a marketing and listing platform.

We display listings from third-party advertisers and provide tools to search and discover housing.

We do not own, manage, or lease properties; act as a broker, agent, or property manager; or participate in transactions between users and advertisers.

All decisions, agreements, and communications are solely between you and the property provider.

3. No Guarantees / Use at Your Own Risk

You acknowledge that listings may be inaccurate, incomplete, or outdated, and that pricing and availability may change at any time.

SkipTheDorm does not guarantee housing availability, listing accuracy, lease approval, or placement. Use of the platform is at your own risk.

4. Fraud & Scam Disclaimer (Very Important)

SkipTheDorm does not verify all advertisers or listings.

You agree to never send money without verifying the property and landlord, and to independently confirm ownership, leasing authority, and legitimacy.

SkipTheDorm is not responsible for fraudulent listings, scams or misrepresentation, or financial loss due to third-party interactions.

5. Fair Housing Statement

SkipTheDorm supports full compliance with the Fair Housing Act.

We prohibit discrimination based on race, color, religion, sex, disability, familial status, national origin, or any protected class under applicable law.

However, listings are created by third parties and SkipTheDorm does not control advertiser behavior. We are not liable for violations by property owners or managers.

6. User Conduct

You agree not to use the platform for unlawful purposes, submit false inquiries or spam, scrape/copy/reproduce listings, or attempt to hack, disrupt, or reverse engineer the platform.

7. User-Generated Content

If you submit content, including messages, reviews, forms, or similar content, you grant SkipTheDorm a non-exclusive, royalty-free license to use, display, and distribute that content.

You agree that content must be accurate and lawful, and must not include harassment, discrimination, or false claims. We may remove content at any time without notice.

8. Intellectual Property / DMCA

All content on SkipTheDorm, including branding, design, layout, and text, is owned by SkipTheDorm or licensed. You may not copy, reproduce, or distribute it without permission.

DMCA / Copyright Complaints: If you believe content infringes your copyright, contact hello@skipthedorm.com and include a description of the copyrighted work, the location of the alleged infringement, and your contact information.

9. Limitation of Liability

To the fullest extent permitted by law, SkipTheDorm is not liable for financial loss, missed housing opportunities, fraud, scams, misrepresentation, or actions of property owners or third parties.

10. Indemnification

You agree to defend and hold SkipTheDorm harmless from any claims arising from your use of the platform, your interactions with advertisers, or violations of these Terms.

11. Termination

We may suspend or terminate access at any time for violations of these Terms or misuse of the platform.

12. Changes

We may update these Terms at any time. Continued use means acceptance.

13. Governing Law

These Terms are governed by the laws of Florida.
